In unique situations where mold is visible, the assessor may take swab samples to identify the type of mold, and whether the species is toxic. This also helps when writing a protocol report and including remediation suggestions.

The Importance of Collecting Samples During an Inspection:

Identifying Hidden Mold

Mold is not always visible or easy to detect with the naked eye, especially if it's growing within walls, in tight spaces, has become airborne, or in other hidden areas. Mold testing can identify the presence of mold spores in the air or on surfaces, confirming the presence of mold even when it isn't visibly detectable. It may also be necessary to test mold even if it is visible in order to identify species and toxicity levels.

Not all molds are created equal. Some types, like Stachybotrys (often called black mold), can be particularly harmful, producing toxins that can pose serious health risks. Mold testing helps identify the specific type of mold present in the environment or on the surface, which is critical for assessing health risks and determining the appropriate remediation strategies.
